Tenant verification in Hyderabad: a 2026 landlord checklist

Police verification is mandatory in Hyderabad and skipping it is an offence. Here's the Hawk Eye process, the documents, and the property checks that go with it.

Before you hand over the keys to a new tenant in Hyderabad, the law expects you to know who they are and to tell the police. Tenant verification protects you from fraud, criminal liability and unwelcome surprises. Here is what every landlord across Hyderabad and Cyberabad should do in 2026.

Police verification is mandatory

Indian law requires a landlord to inform the local police before a new tenant moves in. This isn't a formality. If a tenant you never verified turns out to be involved in a crime, an undocumented tenancy puts you in the frame too, and non-compliance can carry a fine and, in serious cases, imprisonment. Treat verification as a non-negotiable step, not paperwork to skip.

Verify online with the Hawk Eye app

The Telangana Police's Hawk Eye app is the fastest route. Open the tenant or employee verification section, enter the tenant's details, upload their documents, and the request goes to the jurisdictional station for processing.

Prefer to do it in person? Submit the tenant verification form at your local police station; Hyderabad and Cyberabad both publish the form on their websites. The offline route works the same way, it simply takes longer. Rules and channels change from time to time, so confirm the current process with your station.

Documents to collect from every tenant

  • Government photo ID (Aadhaar, passport or voter ID) plus a passport photo
  • Permanent address proof, not only the current address
  • A previous landlord or employer reference where possible
  • For company lets, the employer's details and an authorisation letter

Maintain a tenant register with each occupant's name, permanent address, contact number and ID copies, and keep it current as tenants change.

Put the tenancy in writing

A proper rent agreement is your legal backbone. In Telangana, rental agreements fall under the Telangana Buildings (Lease, Rent and Eviction) Control Act, 1960, and stamp duty is charged at 0.4% of the total lease consideration. The central Model Tenancy Act, 2021 has not yet been adopted in Telangana. Spell out rent, deposit, notice period and maintenance responsibilities, because vague agreements cause most disputes.

Verification checks the person, inspection checks the property
