The tenant inspection that protects your deposit in Hyderabad

A dated, photo-evidenced condition report at move-in and move-out turns deposit arguments into five-minute settlements. Here is what to document.

In Hyderabad's rental market the biggest source of friction between owners and tenants isn't the rent, it's the security deposit at move-out. Was that crack always there? Who pays for the stained wall? Without evidence it becomes one person's memory against another's. A structured tenant inspection at move-in and move-out replaces the argument with a record.

Why the deposit becomes a fight

Deposits in Hyderabad often run to several months' rent. At move-out the owner wants the home returned as it was, and the tenant wants every rupee back. With no agreed baseline, both sides negotiate from feelings instead of facts. A condition report fixes that baseline on day one, so the only question at the end is what actually changed.

The move-in inspection: document everything

Walk the property room by room before the tenant brings in a single box. Capture the real state of:

  • Walls, ceilings, floors and paint, noting every chip, crack and stain
  • Doors, windows, locks, grills and mosquito mesh
  • Kitchen platform, sink, chimney and any provided appliances
  • Bathroom fittings, taps, geysers, flush and drainage
  • Electrical points, switches, fans, lights and the distribution board
  • Water pressure, motor, sump and overhead tank
  • Electricity and water meter readings on the day

Photograph and video each item with the date visible, and build an inventory of everything you are handing over, down to the number of keys and remotes.

Get it signed and dated

A report only protects you if both parties accept it. Attach the photos, list the inventory, and have owner and tenant sign and date it. Share a copy with both. This single document is what later turns a dispute into a quick comparison rather than a standoff.

Inspect during the tenancy, not just at the ends

You don't have to wait until move-out to spot trouble. A quick check every six months, with at least 24 hours' notice to the tenant, catches a slow leak or a failing geyser while it's still cheap to fix. If you own from outside the city, a scheduled annual rental inspection does the same job once a year.

The move-out inspection: compare, don't accuse

At move-out, repeat the move-in walkthrough and compare against the baseline. Separate fair wear and tear, such as faded paint and minor scuffs, from genuine damage like a cracked basin or a burnt switchboard. Deductions backed by before-and-after photos are rarely contested.
