A flat can look perfect in a ten-minute viewing and reveal its problems the week after you move in. Before you sign the lease and part with a deposit that can run to several months' rent, walk the property with this checklist. An hour now saves months of frustration later.
Water: the Hyderabad deal-breaker
Water is the single most common rental complaint in the city. Run every tap and check the pressure. Ask where the water comes from, whether municipal supply, borewell or tanker, and how often it arrives. Confirm there's a working motor, sump and overhead tank, and a geyser that actually heats.
Electrical points and load
Switch on every light, fan and socket. Check the distribution board and look for a proper earth connection. If you plan to run air-conditioners, ask about the sanctioned load. Note which fixtures and appliances are included so there is no confusion when you leave.
Kitchen and bathrooms
- Kitchen platform, sink and drainage, plus the chimney and any provided appliances
- Bathroom taps, shower, flush, geyser and drainage, run them rather than just looking
- Damp, seepage stains and signs of past leaks on walls and ceilings
Doors, windows, safety and ventilation
Test every lock, latch and window. Check grills, mosquito mesh and balcony railings. Look at the natural light and cross-ventilation at the time of day you will actually be home. In gated communities, ask about power backup, lift maintenance and water timings.
The paperwork and the neighbourhood
Confirm the lease terms in writing: rent, deposit, notice period, lock-in, and who pays for maintenance and society charges. Check parking allocation. Then step outside and look at your commute, monsoon water-logging, and the amenities nearby before you commit.
Photograph everything before you move in
Once you decide to take the place, document its condition before you bring in your things. Photos and a signed inventory at move-in are what protect your deposit at move-out.
